Under no circumstances hand over the keys to your property before a tenancy agreement is signed. This is your key to getting any problem tenants thrown out of your property if needed. It’s sensible to start off with a short-term agreement of 6 months which can be extended once they’ve proved they can look after your property and pay the rent on time.

Pop into your property regularly. This gives you the chance to see how your tenant is looking after your investment as well completing any maintenance jobs that need to be done. Obviously, your tenant should be told when you’re going to visit, but if you set up regular dates right from the beginning this shouldn’t be an issue.
